We are frequently asked by landowners why they need to retain us or why they can't simply submit their properties directly to the carriers for consideration. The short answer is that it does not work. In fact, every carrier has a link on their website by which a landowner may submit a property address for consideration for a cell tower. The problem is that there are too many individual land owners for the carriers to effectively evaluate each inquiry and as a result, the carrier would rather do business with a cell site aggregator. Unfortunately, these properties almost never make it to the Engineering or Site Acquisition departments within the companies and inevitably end up in the proverbial "black hole" with thousands of other properties. At ASI:
- We save you the time of trying to market your site to each carrier individually which will most likely will never make it to the appropriate department or representative within the cell phone company for review.
- We set reasonable expectations for each of our clients and do not take on properties unless we genuinely feel that the cell phone carriers will be interested in the property.
- We actively review and analyze each property submitted to us to determine if it has unique characteristics that may be of interest to the carriers (i.e. located on a busy thoroughfare, at a higher elevation than surrounding properties, in a unique zoning classification, etc.).
- If we determine that the property may be of interest to a carrier, we personally reach out to an industry site acquisition firm or leasing agent where the given property is located and recommend the property for an evaluation based on specific attributes that we know are important to industry experts.
- We have worked with every major cell phone carrier and most of the larger regional ones. We also have established relationships with many site acquisition firms and/or leasing agents in virtually every state throughout the country and can contact them directly with inquiries or suggested properties.
- We don't get paid unless we find you a carrier for your property - we analyze your property to determine a fair market rental amount to be paid by the cell site carrier.
- We review and negotiate terms and conditions of the cell site lease agreement.
- We act as your exclusive representative/advisor with respect to all issues that may arise during the term of the cell site lease agreement.
