MARKETING
Our marketing plan is based on proven success in managing building rooftops and towers over many years. We prepare a brochure for each managed property that includes all vital information pertaining to the property for a telecommunications user to make an informed decision. The information provided will include the site's coverage with respect to surrounding terrain and in-building coverage along with a Delorme map. We also work with companies who are pre-designing their new PCS cellular and paging systems around existing sites. We will advertise your sites in many trade publications such as the National Communications Site Directory, Friars Site Guide and Internet Search Networks. Advertising, coupled with ASI's years of experience and extensive contacts in the land mobile radio industry will result in a broad exposure and increased revenue to your company. We continuously monitor industry trends and developments and lobby proposed legislation affecting telecommunication facilities.

ON-SITE CONSTRUCTION SUPERVISION
ASI supervises and monitors all communication and antenna construction, installation and maintenance at the sites. We customize the installation for specific types of equipment and buildings. ASI coordinates all construction work with building management to prevent interruption of any existing building systems at the site. We will recommend and implement a periodic maintenance program that integrates the needs of your property with the requirements of the telecommunications users at each site.
We may propose a security alarm system along with a card identification program to monitor access to the facility.

LEASE NEGOTIATION AND ADMINISTRATION
ASI has extensive experience and background negotiating and administering communication site leases. We will negotiate each agreement individually in the best interest of your property. Our industry wide contacts and relationships make it all the more critical in this phase of the leasing process. Our communications site lease has become an industry standard in the Northeast. We have developed a set of Rules and Regulations applicable to all site users that has become an integral part of all site leases. We are able to negotiate favorable terms and rent schedules, as well as other concessions, tailored to benefit your organization's specific needs.

Property owners can be at a material disadvantage in negotiating installation parameters and license agreement terms since they are negotiating against a full time site acquisition specialist whose interest lies with their employer. A principal of the firm has received formal training at the New York University Master's Program in Real Estate Law and Commercial Lease Analysis, enabling full understanding of the lease document from a technical point of view. We also monitor the agreement's expirations, renewals and price escalators as well as confirm FCC and FAA compliance by all licensees.

SITE ENGINEERING
Site engineering is as much an art as it is a science. Our goal is to engineer and recommend new systems on sites to maximize existing space wherever possible. Some of the engineering techniques we use are known as "combining", where we connect many transmitters and receivers to a single antenna. The signals are separated for individual systems by the use of specially designed radio frequency (RF) filters and isolators that comprise the "combiner". Good engineering practice dictates that at multi-user communications sites, one must always use RF filters and isolators to minimize the interference between systems. This interaction is also known as intermodulation or IM. This reduces the number of antennas needed to operate the multiplicity of equipment at any site.

As part of our site engineering analysis, we routinely perform a Co-channel and adjacent channel IM or RFI study to determine the frequency compatibility of systems at the site and the likelihood of interference from proposed new systems. As part of our overall site engineering analysis we will perform a detailed study of the grounding and lightning protection systems at the site.

BUILDING PERMITS
ASI will assist in filing for and obtaining all required building permits and completion certificates. It is our intention and practice to comply with all applicable governmental regulations controlling each site. The principals of our firm have extensive experience consulting for some of the largest telecommunication companies and real estate developers in the country. We have a thorough working knowledge of building and zoning code regulations and have developed an excellent working relationship with many officials at all levels of State, County and Local Governments enabling us to secure permits and approvals in a prompt and expeditious manner.

SITE COORDINATION
Prior to any site installation work being performed, we will commence an in depth study of the existing systems at each site by performing system site analysis. We will perform IM studies, using combiners and or filters and isolators, relocate antennas or other mounting hardware as necessary. Additionally, each site will comply with the requirements of the Federal Telecommunications Act of 1996 and all other governmental regulations. We will, as part of our initial system site engineering, review the needs of your property to insure that it's systems will not be interfered with or compromised. We will coordinate with all departments to fulfill their telecommunication needs at each site and recommend that the proposed lease contain a non-interference section which will address the relationship between site users and maintain the RF integrity at each site.

LOADING CAPACITY
Without a general site engineering review it would be difficult to provide a physical description or loading capacity of the rooftop. We will provide this data when the work outlined in sections D and F above are performed. At our initial site engineering review and analysis, we will determine the Co-locating of additional users at each site including the possibility of using rooftop shelters.

VISUAL IMPACT
Since visual impact is a major consideration in developing any communication site, we will analyze the systems at each site and apply our special and unique combining technology to improve the efficiency and aesthetic quality of each site, which results in maximization of revenue generated.

WORK LETTER NEGOTIATIONS
When negotiating a lease the workletter for construction specifications are a critical component. ASI will demand the utilization of the proper equipment and specifications to obtain optimum design and maximum revenue. We make sure that the owner understands what is needed to protect their assets and get exactly what they bargained for, without costly extras resulting from the installation. We continually monitor the workletter during construction to make sure that what is specified is completed on the job in compliance with local building codes.

OTHER MANAGEMENT SERVICES
• We coordinate and monitor all phases of equipment and antenna installations.
• We review and approve all plans and licensee contractors prior to the start of installations and inspect upon completion.
• We coordinate marketing oriented site walks with prospective licensees.
• We will audit and review an existing facilities leases and equipment installation and reorganize (if needed) and properly plan a new facility for maximization of revenue.
